IT'S FREE! Using a realtor as a buyer is free. The realtor costs for both the buyers and sellers realtors are paid for by the seller. So there's no reason not to use a professional who does this all the time.
The Legal Stuff - Your agent will ensure that they hit all the main points of your offer and write out your contract. Most buyers don't understand the ins and outs of the contract, even if they've done it before. An agent can walk you through the contract and explain all the ins and outs of the contract.
Negotiation - Experience realtors know the value of what they are helping their clients buy, They will negotiate on your behalf on both the price of the home and also the inspection repair requests.
Attend the Inspection - Every buyer's agent should be present at the home inspection to ask the right questions you might not think of.
Recommend Professionals - Realtors have connections EVERYWHERE. If there's some items you'd like to fix and want a recommendation for, your realtor can help with that!
